What is in the $29 Zoning Brief
The Brief covers eight categories of rules: (1) zoning code and district description, (2) permitted uses by-right (residential, commercial, mixed-use, ADU eligibility), (3) conditional uses requiring a special permit (home office, short-term rental, accessory structures), (4) maximum Floor Area Ratio (FAR), (5) maximum building height, (6) maximum lot coverage percentage, (7) minimum setbacks (front, side, rear), and (8) FEMA flood zone designation. Lot dimensions (sqft, acres, width, depth) are also included so the buildable envelope is computable directly from the Brief.
What the Brief does not include
The Brief is rules-only. It does not include the 0–100 Buildability™ Score, the AI investment thesis, comparable sales, environmental risk stack (wildfire, seismic, soil, radon, EPA Superfund), infrastructure scoring (utilities, transit, schools), tax assessment, valuation, or PDF export. For those features run the $99 Buildability™ Report. The Brief is intended for users who already have a feasibility hypothesis and just need to confirm the rules; the full Report is for users forming the hypothesis from scratch.
