Buildability™ API & MCP Server
Data version: Q2 2026 · Last updated 2026-04-28
TL;DR. Buildability™ exposes its property intelligence through a REST API and a Model Context Protocol (MCP) server, so developers, AI agents, real estate platforms, and proptech pipelines can embed zoning, environmental risk, and buildability scoring directly into their workflows. Free tier gives 100 tool calls per IP per day with no credit card required. Same 142-factor Buildability Score™ that powers the consumer product.
REST API
JSON-RPC 2.0 over HTTPS. Eight property-intelligence tools: analyze_property, get_buildability_score, lookup_zoning, check_flood_zone, check_environmental_risks, search_comparable_sales, calculate_buildable_envelope, submit_correction. Authenticated callers get higher rate limits and quota. Discovery at /.well-known/mcp.json; full schema at /api/docs.
MCP — Model Context Protocol
Buildability™ runs the first consumer-facing property-intelligence MCP server. Compatible with Claude Desktop, Claude Code, Cursor, Gemini CLI, and any MCP-compatible AI agent. Endpoint is listed in the community MCP Registry under namespace io.github.creid04/readypermit. Connect with one config line; call any of the 8 tools from an AI conversation.
Persona-aware responses
Each tool accepts an optional persona argument (investor, developer, lender, homeowner, broker) so narrative and emphasis tune to the caller. An investor-persona analyze_property highlights cap rate and AVM spread; a lender-persona response leads with collateral risk and environmental flags. Seven persona-specific prompts also ship with the MCP server for direct invocation.
Free tier and pricing
100 tool calls per IP per day at the free tier — no credit card, no sign-up. Higher-volume tiers available via an API key issued from the dashboard. See /pricing for subscription and a la carte credit options.
