Shallow Flooding
Ponding/sheet flow areas. 1-3 feet flood depth. Common in western Miami-Dade where drainage is limited.
Minimal/Moderate Risk
Outside 100-year floodplain. Higher elevation areas. Still at risk from king tides and sea level rise.
Check your flood zone

Determine BFE and required elevation
Check the Flood Insurance Rate Map for your Base Flood Elevation. In VE zones, construction must be on elevated foundations above BFE.
Get an Elevation Certificate
Required for insurance rating in A and V zones. Hire a Florida-licensed surveyor ($400-$800 in Miami-Dade).
Obtain flood insurance
NFIP or private flood insurance required for A/AE/V/VE zones with federally backed mortgages. Shop both markets as private insurers may offer better rates for well-elevated homes.
Review hurricane + flood building codes
